TOWAMENCIN — A planned warehouse project near a neighborhood in Towamencin has gotten a go-ahead, but township officials are emphasizing it’s only one step so far.

The township supervisors voted unanimously last week to approve a use request — but nothing else yet — for a planned warehouse project on Delp Drive.

“This is not an approval of the project. This is an approval of the conditional use relief that they would need to construct the project,” said board Chairman Chuck Wilson.

In February the supervisors saw plans from developer Verus Partners to merge eight parcels into one 30.44-acre lot just north of Delp Drive, west of Spring Lane and adjacent to the existing Dock Woods community. On that lot, they’d build a roughly 268,000-square-foot warehouse, roughly 850 feet long by 260 feet wide, surrounded by parking and with loading docks on the eastern side of the building, nearest the Dock community.

During that presentation, residents of Dock voiced concerns about the project, particularly the proximity of the trucks — and the noise and pollution they would create — to the community. At that time, the team developing the project said they were first seeking conditional use approval to allow the construction of roads and driveways on the site in an area with steep slopes, which the applicants said equaled a total of about 1,150 square feet or the size of about six parking spaces, near the driveway access to the property. Discussion during the lengthy hearing in February largely centered around orientation of the warehouse, whether the truck loading area could be shifted to the west side of the warehouse away from the Dock neighborhood, and the amount and type of buffering on the east side, while the supervisors said they also had concerns about the limited number of entry and emergency access points to the site.

On March 9 the board took the next step, holding a brief discussion on whether to grant the conditional use request. After Wilson’s warning that a vote to approve the use did not mean approval of the overall project, solicitor Jack Dooley read out a conditional use decision letter for the board’s approval.

Any party aggrieved by the decision has the right to appeal within 30 days.
