The renderings show how massive the project is against the backdrop of the rest of Bayonne.
The Bayonne Planning Board is set to hold a public hearing on final site plans for the former A&P site at its August meeting. Located downtown, off Avenue A and just south of North Street, the site may soon be home to an entirely new neighborhood known as Bayview.
Bayview JC, LLC is proposing to construct four buildings with 1,100 residential units. Of the four, two will be twelve stories and two will be eight.
The mixed-use buildings will be home to 55,000 square feet of commercial space, including 36,895 square feet in retail space and 18,105 square feet in restaurant space. There will be 1,596 parking spaces in garages below each building as well as in surrounding external lots. Amenities total 42,325 square feet.
The A&P has been demolished. The current site is home to a strip mall with a laundromat and Planet Fitness, and large parking lot. Planet Fitness and the building that houses it will remain. A new façade will be better match the new buildings.
Buildings 1, 2, and 3
Building 1 will include Planet Fitness. The other four are the mixed-use developments.
The eight-story tower, Building 2, will be home to 182 units, with 36 studios, 100 one-bedroom units, 36 two-bedroom units, and 10 three-bedroom units. Amenity totals 3,185 square feet.
One retail space will total 6,585 square feet. The three-story internal parking garage will hold 296 parking spaces.
The 12-story tower to the east is Building 3. On Newark Bay, the mixed-use tower will have 415 units, with 83 studios, 228 one-bedroom units, 83 two-bedroom units, and 21 three-bedroom units. Amenities space totals 22,945 square feet, including 3,815 square feet on the rooftop, 2,250 square feet on the sixth floor and 16,880 square feet on the first floor.
One retail space will totaling 2,750 square feet. The five-story internal parking garage will have 456 parking spaces.
Buildings 4 and 5
Building 4, along Newark Bay, will be a 12-story mixed-use tower, home to 303 units, with 60 studios, 166 one-bedroom units, 60 two-bedroom units, and 17 three-bedroom units. Amenities space totals 13,520 square feet, including 2,200 square feet on the sixth floor and 11,320 on the first floor.
Two restaurants will be in Building 4 totaling 18,105 square feet, including one restaurant on the rooftop and the other on the first floor. Two retail spaces will total 4,780 square feet, including one that is 1,440 square feet and another that is 3,340 square feet. The five-story internal parking garage will have 396 spaces.
Building 5, along Avenue A, will be an eight-story mixed-use tower, home to 200 residential units, with 40 studios, 110 one-bedroom units, 40 two-bedroom units, and 10 three-bedroom units. Amenities space totals 2,675 square feet on the fourth floor.
Two retail spaces will total 7,235 square feet, including one that is 3,745 square feet and another that is 3,490 square feet. The three-story internal parking garage will have 283 spaces.
Shaping the city
Renderings show the project will be massive. New streets will be constructed between the mid-rise buildings along Newark Bay. Access to the streets will connect with Avenue A, near the entrance and exit to the Bayonne Bridge.
The waterfront walkway will be redone with elaborate landscaping and patches of sand for mini beaches.
The two eight-story buildings have one large courtyard each. The two twelve-story buildings have two smaller courtyards each. Many of the courtyards have pools or water features.
Each building has numerous setbacks on various floors, giving each tower a unique, staggered shape. The materials break up the grandness of the giant structure, with white and black materials contrasting with many windows.
Redevelopment booms
The area surrounding the former A&P site has recently seen a lot of redevelopment. The nearest example is the Archview Flats.
The area along Newark Bay to the south of the proposed Bayview redevelopment is a former industrial area that has seen a transformation to modern residential and commercial uses.
To the south, Amazon has opened a delivery center. Further south is the Caschem site, with a redevelopment plan for townhouses, residential units, open space, and a waterfront walkway.
To the south of that is the Texaco site, which has had its redevelopment plan amended to allow for a film studio. Togus Urban Renewal has been designated the developer but no final site plans have gone before the planning board.
The final site plans for the Bayview project will be presented to the board and voted on at the planning board’s August meeting. Residents can attend in person at the Municipal Chambers at City Hall at 630 Avenue C on August 10 at 6 p.m.
