Developers want to turn a mostly vacant Plano shopping mall into a new mixed-use project.

The Plano Market Square Mall was built in 1980 on Spring Creek Parkway just east of U.S. Highway 75.

For years the single-level, more than 300,000 square-foot building was operated as an outlet mall and later a variety of retail uses.

In recent years the sprawling shopping center has been largely empty.

Now Dallas-based Triten Real Estate Partners is seeking city approval to tear down part of the old mall to create a mixed-use development with offices, apartments and shops.

About 177,000 square feet of the existing shopping mall would be converted to creative office space.

New retail and urban rental units would be constructed on the south and east sides of the remaining mall structure.

“WE love the exposed steel structure and the intimate sense of an interior boulevard,” Triten Real Estate’s principal Ty Lee said in a letter to city planners. "Modern creative office companies seek out similar, unique spaces for growth.

“Our intent is to transform the current blighted eye sore of the building exterior into an authentic and updated aesthetic similar to other successful small-scale mixed=use developments across the country.”

Triten Real Estate wants to build 325 apartments in four two-story and three-story buildings on the east side of the property.

Three new restaurant buildings would be constructed facing Spring Creek Parkway.

The proposed redevelopment has won support of nearby homeowners.

“They are tired of looking at the blighted and abandoned mall for so many years and are very excited about our future plans,” Lee said. “They are most excited about the jobs the development will create and for higher quality restaurant options.”

New plans for Plano Market Square Mall come a year after work began to redevelop Plano’s Collin Creek Mall to the south on U.S. 75.

Centurion American Development Group has torn down most of 38-year-old Collin Creek to build a $1 billion mixed use project.
